What an empty-home clean covers
A move-out clean is a deep clean done in an empty home, which means cleaners can reach everything that's normally hidden behind furniture or full of food. It's built around what gets inspected. Here's the room-by-room scope. If you'd rather tackle some of it yourself, the move-out cleaning checklist lays out the same list step by step.
Kitchen
This is where most deposit deductions start. The inside of the oven, the oven racks and the drawer underneath get cleaned. The fridge and freezer get emptied of crumbs and cleaned on every shelf and drawer, and the gaskets get wiped. Every cabinet and drawer gets cleaned inside and out. The range hood, stovetop, microwave, dishwasher door, sink and backsplash all get detailed, and the floor gets cleaned edge to edge, including where the fridge and stove sat if they can be moved safely.
Bathrooms
Toilets, tubs, showers, tile and grout get scrubbed, and the medicine cabinet and vanity drawers get cleaned inside. Mirrors, fixtures and the exhaust fan cover get cleaned, and the floor gets mopped along the edges and behind the toilet.
Bedrooms, closets and living areas
- Closet shelves, rods and floors wiped and vacuumed
- Baseboards, door frames, doors and trim wiped by hand
- Light switches, outlet covers and light fixtures cleaned
- Window sills, tracks and blinds dusted and wiped
- Scuffs spot-cleaned on walls where paint allows it
Floors get vacuumed and mopped throughout, and the entry, stairs and any basement laundry area get covered if you include them.
Is a move-out clean worth paying for?
For most renters, yes. New York law requires landlords to return a security deposit within 14 days of move-out, along with an itemized statement of any deductions. Cleaning charges show up on those statements all the time, and an oven or fridge left dirty is an easy deduction to justify. A professional clean makes that line much harder to argue for.
Two practical tips. First, take dated photos of every room right after the clean, including the inside of the oven, fridge and cabinets. Second, keep your copy of the move-in condition report if you have one, so you can compare. Neither costs anything, and both help if there's a disagreement later.
Timing matters as much as the clean itself. Book it for after the movers leave and before the walkthrough, not the morning of the walkthrough, so there's room to fix anything that needs a second pass. Keep the water and electricity on until the cleaners are done; nobody can scrub an oven in the dark with cold water.
If the home isn't empty yet, or you're staying put and just want a reset, book deep cleaning instead.
Move-in cleaning before the boxes arrive
A move-in clean is the same scope, done on the other end. Even when the previous tenant or seller cleaned, it's rarely to your standard, and it's far easier to clean a kitchen before your dishes go into the cabinets. Schedule it for the day you get keys, ideally a day or two before the movers. Once you're unpacked and settled, regular house cleaning services can keep it that way.
Turnovers for landlords, realtors and property managers
Between tenants, the clock matters. Every day a unit sits empty is a day of lost rent, and a clean unit shows better and photographs better for the listing. We clean single units, two-family houses and multi-unit buildings across Albany County and the rest of the Capital Region.
Realtors use the same service before listing photos or before closing, when sellers have moved out and the house needs to look its best for the final walkthrough. Property managers with several units turning over at once should send a list of addresses and dates together so they can be scheduled as a group.
To get an accurate quote, tell us the number of bedrooms and bathrooms, whether appliances stay with the unit, and anything unusual, like a smoker's unit, pet hair in every room, or leftover belongings that need to go before cleaning can start.
College move-out season in Albany, Troy and Saratoga Springs
The Capital Region has a lot of students and a lot of student rentals. UAlbany, Siena in Loudonville, RPI and Russell Sage in Troy, and Skidmore in Saratoga Springs all push tenants out of apartments at roughly the same time each year. The two crunch periods are May, when the spring semester ends, and August, when many leases turn over before fall classes start.
During those weeks, cleaning calendars fill quickly. If your lease ends in May or August, book your clean as soon as you know your move-out date. Landlords with several student units in Pine Hills near the UAlbany downtown campus or in the neighborhoods around RPI should book their turnover dates even earlier.
Students and parents: an apartment shared by four people for nine months usually needs more than a quick wipe. The kitchen and bathrooms are where the time goes. A professional clean is often less stressful than trying to coordinate roommates who have already left for the summer.
