Opening the camp in spring
An opening clean gets a closed-up camp or lake house ready to use: dust and cobwebs off every surface, dead insects cleared from window sills and light fixtures, kitchen and cabinets wiped out, bathrooms scrubbed, mattresses and furniture vacuumed, and floors washed. If mice spent the winter inside, we clean up after them first.
Places that sit closed all winter on Crystal Lake, Burden Lake and the smaller ponds around Sand Lake come back musty and dusty, and the first weekend up shouldn't be spent cleaning. Book the opening clean after the water is turned on, since you can't really clean a kitchen or bathroom without it. If the place has had a rough winter, treat it like a deep clean and plan for the extra time.
Closing in the fall is the mirror image. Empty and wipe the fridge, clean the kitchen and bathrooms, vacuum, and leave nothing behind that will smell by spring. Opening next year goes faster when closing was done right.
Renting it out for the summer
Some lake owners rent their places out for summer weeks. If you do, every changeover needs the same reset: fresh beds, a clean kitchen, bathrooms done, floors free of sand, and trash out before the next family pulls in. Lake rentals get harder use than most homes. Wet swimsuits on the furniture, sand in the shower, sunscreen on the door frames and a grill that someone definitely didn't clean. Between turnovers, we look past the obvious and check the things the next guest will notice first: the shower drain, the inside of the microwave, the floor around the bed. A camp that looks good in the first five minutes gets better reviews than one that only looks good from the doorway.
Living here year-round
Most Averill Park homes aren't camps. They're year-round houses in rural Rensselaer County, on bigger lots along Route 43 and the back roads around Sand Lake and West Sand Lake. That brings its own kind of mess.
Mud season is real out here. Gravel driveways, wet yards and dogs who spend the day outside bring a lot into the house between March and May. If you heat with a wood stove, a fine layer of ash and dust settles on nearby surfaces all winter. And if your home is on a well, mineral spots on faucets and shower glass come back quickly and need a dedicated cleaner, not just a wipe.
Recurring house cleaning keeps up with all of it. Every other week works for most households here, weekly for busy families with dogs.
Distance is the other reality. A lot of houses out here sit down long driveways or on roads that get rough in mud season and snowy in January. Let us know about anything a driver should expect, like a steep hill, a seasonal road or a tight turnaround, and we'll plan the visit around it.
